PRE-CONSTRUCTION

PROJECT STAGE

Visi Circle is a 200m² residence built around light-gauge steel framing — a construction method that's still uncommon for houses in this part of Fiji, chosen here for the efficiencies it brings to both the build programme and long-term durability.

The site required a considered foundation strategy. Rather than a conventional slab approach, the design uses a QPod foundation system paired with ground improvement via a gravel raft — a solution resolved during the design stage specifically to reduce risk and cost once construction begins.

High vaulted ceilings run through the main living areas, and the home is placed on its site specifically to open those living spaces toward the golf course to the south — an outlook the design was built around, not an afterthought.

This is exactly the kind of upfront problem-solving Vanua Projects builds every project around: structural, geotechnical, and construction input resolved together on paper, so the build itself runs efficiently from day one.

THE LAYOUT

Visi Circle is arranged around open, connected living spaces with clear separation between shared and private areas — configured specifically to make the most of its outlook and orientation. A scullery off the kitchen, a mudroom at the garage entry, a walk-in wardrobe off the master suite, and a separate powder room round out a layout built around how a household actually moves through a home, not just how it photographs.

Master-planned for a future guest residence. The site has been designed to accommodate a self-contained guest residence in addition to the main dwelling — a separate two-bedroom, two-bathroom home with its own kitchen, living area, and carport. It isn't built yet, and will have its own page here once it is.

A layout built around how you'll actually live.
